BOOKING YOUR STAY
When you make a booking you must complete a booking form, accepting on behalf of all your party the terms
of these booking conditions and pay a booking advance of 10% of the total stay price if notice is more than 30 days prior to arrival, if you book with a shorter notice booking advance percentage is 30%.
The total booking amount will be accounted as per the following table:
when you confirm booking (booking advance): 10% or 30% of total amount (see above)
at 31 days from arrival date: 30% of total amount
at 14 days from arrival date: 75% of total amount
at 2 days from arrival date: 100% of total amount
A binding contract will come into existence when, following receipt of your booking advance, we issue our confirmation
invoice, or in case of a booking made within 30 days of departure, when we bank full payment.
PAYMENTS
Credit card payments are accepted. Web transactions are encrypted through SSL 128 bits protocol to give you
the maximum security level.

CANCELLATION BY YOU
If you decide to cancel your stay a fee will be charged as follows (shown as a percentage of the total price).
You pay cancellation fees of:
more than 31 days: 10% of total amount
30 - 15 days: 30% of total amount
14 - 3 days: 75% of total amount
2 - 0 days: 100% of total amount
CANCELLATION BY US
We reserve the right to cancel confirmed bookings which very occasionally to do, and in that event,
we will advise you as quickly as possible. Unless the cancellation results from your failure to comply
with any requirements in these booking conditions, we will offer you the choice of the following options:
- you may accept an alternative stay of a similar type and standard
which we specifically offers subject to availability (if the new stay price is less than the price
of the cancelled one we will refund the difference)
- you may ask for a full refund of all money you have paid
FORCE MAJEURE
Except where otherwise specified in this booking conditions we regret we can not accept liability or pay
any compensation where the performance or prompt performance of our contractual obligations is prevented or
affected by circumstances amounting to " force majeure" or you otherwise suffer any damage or loss as a result
of " force majeure". Conditions " force majeure" means any event which we could not, even with all due care,
foresee and avoid.
COMPLAINT
If you have a problem or complaint during your stay, you must inform our office as soon as you become
aware of it, as soon as possible thereafter. We will endeavour to put things quickly right.
In the event that a complaint is not promptly resolved, you should repeat the complaint in writing.
Please follow this up within 10 days of your return home.
